Background
The site is located just south of central Griffith on Leonard Road, Hanwood. Griffith provides key metropolitan jobs, housing, education and healthcare to those living in the region. Surrounding land uses include water irrigation from the Murrumbidgee River, agriculture such as farming, and food processing. Currently, the site is zoned RU1 for primary production, however, it was identified in the Griffith Land Use Strategy Beyond 2030 for future rezoning between 2022-2030.
Project Goals
This project relates to the residential development component of the Leonard Road Release Area in Hanwood. The aim of this assessment (Stage 1) is to identify if there is an opportunity for the development of residential product to support future demand in the region. If Stage 1 identified the opportunity to support residential development, Stage 2 will produce a need and demand assessment to support the planning application.
REMPLAN’s Involvement
REMPLAN is supporting Stimson Advisory by undertaking an opportunity assessment to support the rezoning of the Leonard Road Release Area site in Hanwood NSW for residential development. REMPLAN is delivering Stage 1 to understand if there is an opportunity for the subject site to be developed as standard residential, prior to commencing the site-specific detailed assessment.
Results
The Leonard Road Release Area has the potential to support the next wave of population growth in Griffith in a timely manner and enhance community development in the village of Hanwood. The proposed residential product at the site supports diversified and affordable housing options and community infrastructure proximate to central Griffith, which hosts key employment nodes and services. However, in terms of demonstrating need, additional analysis beyond this report is required to provide the evidence to justify the proposed residential development of the site.
